VanEd Presents: Missouri GRI 408: Ethics and Professional Practice ~ Now Available online!

VanEd is proud to announce the fourth course in our series of new Graduate REALTOR® Institute (GRI) program classes for the Missouri Association of REALTORS®, the GRI 408: Ethics and Professional Practice. This course is available online and is designed to increase the availability of the GRI program for members and students.

This course has been developed and designed to meet the NAR Code of Ethics new member training and cycle 4 renewal requirements. Check with your local or state association to determine acceptance. 

The NAR Code of Ethics, which is similar in nature to the Code of Professional Responsibility to be followed by all lawyer, was enacted in July 1913 by the NATIONAL ASSOCIATION OF REALTORS® and must be followed by all REALTORS®. Adherence to the Code is a great bond between REALTORS® throughout the country. The Code is the only self-imposed national regulation of the real estate profession. By crossing all state lines, it creates an environment in which interstate cooperation is possible. The Code should be distinguished from the "law" as made by the courts or legislatures and from the "Regulations" promulgated by the Missouri Real Estate Commission. However, all three have a common thread: they are designed to protect. They also help each REALTOR® be able to anticipate future behavior: how we and everyone else ought to act.

• Identify awareness issues and Explore actual fair housing cases.
• Research the Agency and Disclosure requirements.

VanEd is proud to announce the second in our series of new Graduate REALTOR® Institute (GRI) courses for the Missouri Association of REALTORS®, GRI 402: Marketing / Pricing Property. This course is available online and is designed to increase the availability of the GRI program for members and students.

This course will cover the principles of pricing properties and include a discussion of the different approaches to property pricing. Further topics include how to identify positive and negative factors affecting property price. We'll learn how to use appraisers' tools to determine the nature of the market and use appraisers' techniques to value real estate. Students can expect to discover how to speak the appraisers' language and recognize the significance of certain property characteristics and market conditions when it comes to pricing properties.

Upon completion of this course, students will be able to:

• Describe the types of factors which affect property pricing and value.
• Identify the three common methods for pricing properties.
• Research the role of appraisals and brokers in property pricing.
• Identify sources of information for a CMA and Examine how a CMA is used in pricing
  property.
• Develop the proper application of the three approaches to value.
• Identify dangers of over-pricing and overcome seller objections related to
  property pricing.
• State steps to properly counsel sellers regarding price.

Nebraska Graduate REALTOR® Institute (GRI) program GRI 105: Real Estate Investment and Management approved for CE Credit!

VanEd is proud to be the online home for the Nebraska REALTORS^®Association GRI: Graduate REALTOR^®Institute program. The Nebraska GRI 105: Real Estate Investment and Management is being offered online to Nebraska REALTORS^® for 15 hours of GRI, Graduate REALTOR^® Institute credit. This course covers all aspects of Real Estate Investment including comparing investment properties, understanding profit and risk potential, and analyzing individual investment opportunities. The course also discusses tax and management issues in investment real estate. The course was also recently approved for 9 hours of Intermediate continuing eduation credit by the NREC.

Topics covered in this GRI course include:

• explaining the basic factors affecting investment in real property
• description of tax liabilities commonly associated with investment property
• analyzing techniques used to determine quality investments
• how to assist an investor client in understanding financing options for investment property
