“What are you going to do? Everything, is my guess. It will be a little messy, but embrace the mess. It will be complicated, but rejoice in the complications.” -- Nora Ephron
Does this quote remind you in some small way of the new Integrated Mortgage Disclosure Rules, affectionately known as "TRID"? For us that is the first thing we thought of. TRID. Around our offices nothing dominated the conversation for more time or in longer duration than TRID. We wrote articles, developed course materials, reviewed changes and information sources. In the end we have added the equivalent of four courses to our catalogue on the new rules and procedures. We even had to delay some materials in order to get the information entered.
But how should we handle it? By embracing the mess and rejoicing in the complications. This was a huge change and yet may not have been the single largest challenge the industry faced in 2015. Low inventory in many markets kept sales sluggish while prices rose by double digit percentage points in other areas. VRBO became a verb and AirBNB created questions. The Federal Reserve finally increased the Federal Discount Rate and buyers again started trying to acquire mortgages while cash buyers still affect many markets. All of these factors helped drive the real estate conversation this year.
From Community Association Manager licensing and changes to appraisal rules to new real estate education requirements in Nebraska, Oklahoma and Texas, we will look back on this past year as a year of structural change for industry education as well.
In 2013 we noted in this article that we had responded to the economic crisis with new online programs like Leaders Choice and expanded classroom opportunities like the Boulder Valley Real Estate Conference. In 2014 we added the Florida GRI program and completed an entirely new track of Texas Qualifying education courses. Our successes increased in 2015 with the launch of a brand new Colorado GRI program, continuing education and post-licensing in Florida and an entirely new line of CAM pre-license courses.
More than anything we are excited about the coming year and what it will bring. With new programs, planned course upgrades and a slate of new and talented team members coming on board, we can't wait to show off by putting our best foot forward for our students, affiliates and partners.
